内容記述 | I classified the land of the residential district to the purpose of land use, for example, land for independent house, public facility, commercial facility, road and open space. And I took an accurate measurement of the area of each lot and block of 38 districts in Fukuyama city. So, I examined the method of development, the year to start to supply and the total area of the residential district and I analysed the characteristics of land use, the lot area, the block area and relationship between them. The conclusions are follows ; (1) The rate of the total lot area for an independent house in the total area of residential district supplied by readjustment is lower than that of the district supplied by private enterprise. In this research, the rate of the traffic area has increased more over 5% than that of 30 years before and the rate of the lot area for an independent house has decreased 5%. (2) Lots for educational facility except kindergarten are prepared in only 5 residential districts supplied by readjustment. Therefore, they should equip such a district with public facility and commercial facility for daily service. (3) In this sutdy, the lot area from 150m^2 to 200m^2 is most popular. The lot area is under the lower limit necessary for good condition of sunshine duration, natural ventilation, natural lighting and privacy to live in the independent house. (4) The average of the block area in the residential district over lOha supplied by readjustment is similar to each other and is over 3,000m^2. But, since 1980, the average of the block area has been under 3,500m^2. The Lot area is correlative to the block area. Therefore, the small block area has a bad influence on later subdivison, that is, the lot area shall be smaller. (5) In the residential district supplied by readjustment over-10 years ago, there are many blocks that has not yet been subdivided into lots. If the block is sold in the future, the block area will be subdivided into smaller lots than those of the beginning of supply. So, the residential district supplied by readjustment in a local city is not so good. | |||||
